National Realty Partners, LLC (NRP) recently joined the elite group of community association management companies who have earned the Accredited Association Management Company (AAMC) designation from Community Association Institute (CAI). NRP is one of only 150 management companies nationwide who have earned the highest level of professional recognition in the community association field.

NRP manages over 60 residential and commercial properties – approximately 7,500 lots. NRP provides a wide range of property management services – full service management, financial services management, architectural administration, delinquency control, budget development, long range planning, analysis of reserve studies, consultative services, and more.

CAI is a national organization dedicated to fostering vibrant, responsive, competent community associations. Some 50 million Americans live in the nation’s estimated 250,000 association-governed communities. CAI and its 55 state, regional and local chapters work on behalf of the professionals and volunteers engaged in the management and governance of homeowner and condominium associations, cooperatives and other planned communities. CAI’s 16,000 members include community association volunteer leaders, managers, management companies and businesses that provide products and services to these communities.

To earn the AAMC distinction, management companies need three years of experience in community association management and at least 50 percent of their managers must have earned professional designations.

Professional managers provide administrative, operational and managerial counsel to community association boards. They typically are responsible for managing budgets and contractors, directing association personnel and overseeing compliance with association covenants and restrictions.

Effective July 1st, 2008, the legislative branch of the Commonwealth of Virginia will control fees associated with the maintenance and production of Resale Disclosure Packages for all Condominium Associations, Home Owner Associations and Master Associations in Virginia. For additional information you may reference Virginia House Bill # 516.

According to the Virginia POA and Condominium Act, a seller is required to obtain from the association a resale certificate and related association operating documents. The unit owner’s association shall furnish the resale certificate upon the written notification of any owner within 14 days of the receipt of such requests.

Payment for the actual costs of preparing the resale certificate will be required from the owner when the request is completed. The following fees will apply to this transaction:

Research, review and copying of the
required association documents.
Request for most current financial statements.
Request for reserve study report.
Request and review of insurance coverage.
Research for pending suits or unpaid judgments.                                              $150.00

Review of architectural and/or covenants guidelines,
related to improvements or alterations of the home.
Research and review of any violations.
Research, review and provide any further
requirements of the appropriate Act.
Inspection of the unit or lot.                                                                        $100.00
